Home Staging With the Organizing Nerds

Today I’m joined by Kathleen and Melodee of the home-staging company Organizing Nerds to discuss the importance of home staging when putting a home on the market. 

Kathleen and Melodee will be two of the guest speakers at our upcoming Home Sellers Workshop on April 19, and their expertise can go a long way in making your home sale easier and more profitable. They both love to be part of a home selling team, and they understand how busy a home sale can be. 

“We totally understand the madness involved in selling,” Kathleen says. “There’s just so much going on. People are busy.”

The Organizing Nerds have some methodology they use to eliminate that madness, and you can learn all about that at the workshop.

One of the biggest problems people have when selling their home is the clutter involved. When you’re trying to sell your home, people want to imagine themselves in your space, and it’s hard for them to do that if there is clutter around. Kathleen and Melodee help sellers clear that clutter, organize the areas that prospective buyers will see, and stage them so buyers can see your home as their home.

Using a professional stager can alleviate a lot of stress if you’re a seller.

The service they provide alleviates stress for sellers because they know that part of the process has been done correctly. According to Kathleen and Melodee, there are a lot of wrong ways to stage things and prepare for a move, and that’s where they want to help people.

What Improvements Are Coming to Bluff Street?

Today we’re going to be addressing the new improvements happening to Bluff Street.

Recently, you may have been noticing a lot of construction on Bluff Street. What you might not know, though, is what exactly is being done. 

We recently had the opportunity to attend the State of the City address with mayor Jon Pike, who explained what was going on and when construction would be over. Just knowing these things made going up and down Bluff Street that much easier, so now we’d like to share what we learned with you. 

To do so, we’ve obtained special access to a video by UDOT that covered these recent changes. You can follow along with that video in our own video above. 

As explained in the video, St. George has always been known for its red rock bluffs and mesas, and our neighborhoods and roads have adapted to this landscape.  

The prominent area bluff of West Black Ridge creates a natural boundary between the community’s east and west sides. Bluff Street moves drivers along this landmark to other roads. As the community grows on both sides of the ridge, more and more traffic is driven onto Bluff Street. To prepare for future growth, UDOT and the city of St. George have designed a safer, more efficient Bluff Street. 

First, rather than waiting at a stoplight, drivers on St. George Boulevard will have a free right turn lane that gets them directly onto Bluff Street without any lights. This will assist in speeding up traffic. UDOT is also going to widen Bluff Street by creating extra lanes as well as more space for bicycles.

Computer models predict that these simple enhancements will improve the commute along Bluff Street for decades to come.

On the north end of the ridge, Bluff Street meets with Sunset Boulevard at a crowded intersection. Currently, this intersection directs the flow of traffic to the north. Left-turning cars have to wait for the green arrow to get onto Sunset Boulevard. UDOT’s improved design will curve traffic to the west toward Sunset Boulevard. This means instead of waiting in the left-hand turn lane, you simply follow the main flow of traffic around the ridge. Only vehicles on the outermost lane will continue north on Bluff Street. 

While making these improvements, UDOT will add a pedestrian tunnel at Bluff Street and Sunset Boulevard where people can pass safely through. Computer models predict that these simple enhancements will improve the commute along Bluff Street for decades to come.

What Do the Latest Numbers Say About Our St. George Market?

Overall, our market is strong right now and it’s a great time to be a buyer or a seller.

What do the latest numbers say about our market?

The average sales price has increased by about $25,000, and inventory is down about 1.4%. This means we’re in a seller’s market. There are still over 600 homes on the market right now though, so there is plenty of inventory to choose from if you’re a buyer. Overall, this year’s market pace is ahead of last year’s. 

Interest rates are another big factor to consider. You’ve probably heard that they’re as high as 4.75%, but we’ve heard from our lender that traditional conventional loans are right at 4.5% and FHA loans are at 4.25%. In any case, these rates are still historically low. I remember the interest rate for my first house was 9%.

Our market is strong right now. Interest rates will only go up from here since our economy is doing really well and the Federal Reserve prefers to slow it down a bit and raise them before things get too crazy.

It’s a great time to buy or sell in our market.

If you’re a first-time homebuyer, now is the perfect time to get pre-qualified and jump into the market. If you’re a seller, now is also a great time to list your home because inventory is so low.
